"I have a gable end roof on my extension and water was coming in through the flashing. It has a crack running some 2 meters. I applied this product directly to the flashing and overlapped it on to the marley modern roof tiles. No more leaks, not a drop. I applied it while it was raining and the only small problem I could see was this made the flashing a bit slippery so it took a little longer to apply. Its expensive, £70 for a tin but it really does do the job. Just make sure you mix it well and dont brush it out when applying, use more of a dabbing method.
All in all a great product

"flat roof wall between the neighbours and ourselves was leaking, it had looked to have been repaired before but water was finding its way in and leaving an internal wall damp.
Purchased this and it only took about 1 hours to paint on, please note the product is fiberous, so wont leave a perfect finish, but it does leave a very good waterproof seal as since i have used this the wall has totally dried.

"I had a quite a serious leak on a small flat roof over a bay window. The bad weather before Xmas had helped itself to some of the existing felt, leaving the underlying timber to fend for itself.
We had some gaps from between 5-10mm which were just letting the rain gush in. The gap was between the roof surface and fascia board.
I filled the worst of the gap with some no-nonsense gutter/roof sealant and then just painted over the whole lot with the Flexacryl.
This was just a running repair and I did still expected some water ingress but it all sealed up a treat. No sign of any more leaks at all. This will now allow me to forget about it until the weather warms up a bit when the roof can be repaired properly.
The beauty of this stuff is that you can apply it to damp surfaces which is what I had to do and it is also fibrous so it will fill a crack or small gap quite happily. It is very thick as mentioned in a previous review so do yourself a favour and wear some gloves when you're applying it.
It is quite pricey but I found it goes quite a long way and it got me out of all sorts of trouble so it was well worth the money. It's also available in any colour as long as it's grey!
All-in-all it's a product that does what it claims to do, hence the positive review."

"We had a leaking roof around our skylight so after reading reviews for flexadryl I decided to buy. It was easy to apply just like painting with thick paint. Since applying we have had a considerable amount of rain and I've had no leaks at all. No sure how long it will last only time will tell but very pleased for now."

"Cement flaunching along an asbestoc roof was cracked and letting in water. One coat of Felxacryl filled over the 6mm crack and prevented water reaching the electric board beneath.
I've also used this on a large flat roof that is over twenty years old and which developes yet another leak every few months. Even in rain that is puddling this stuff still seals and lasts.
This is my second tin and tenth call out to a leak.
TIP:- stir thoroughly then brush the water / puddle to one side with a soft broom before wacking Flexacryl forcibly onto the split surface and scrubbing it in.
